Founded in 2009, Spring Mill Property Management has served Northeastern IL's growing need for a local, quick responding, full-service management firm. We manage your assets for a flat fee of $100 per month or 10 percent of the rental cost, whichever is less. We service Du Page, Cook, Will, and Kendall counties.

INTERIOR DESIGN AND CONSTRUCTION

Once a property is acquired, we can offer advice to the owner on a number of plans to maximize your asset's ability to draw in tenants. We've had our ear to the ground for years and know how to increase your marketability.

PROPERTY MARKETING

Our marketing process includes in-depth advertising and digital listings on every online rental service to help you find the right client the first time. We ensure maximum visibility by broadcasting your listing through several channels.

TENANT SCREENING

Spring Mill Property Management reduces future problems by finding good tenants. We thoroughly screen all applicants (including credit reports, and criminal, civil, rental & employment history) to find qualified tenants who will pay rent on time and respect your property.

EVICTIONS

If a tenant does not pay rent on time and does not communicate with our office, a five day notice is posted to the tenant’s account and will be sent via certified mail to the property. In the unlikely event that the tenant does not cure his/her default, we will refer you to our preferred attorneys who can initiate this process.

RENT COLLECTION & REPORTING

We will ensure your tenants make payments on time via our portal, Rentec Direct. You will have access to this portal to view payments received and disbursements made. To discourage late payments, we include a substantial late fee and provide several ways to pay rent in person, online, or with auto-withdrawal. We will report severe late payers to the credit bureau.

PROPERTY INSPECTIONS

If your rental is located in a municipality that requires rental inspections, Spring Mill Property Management will oversee that process and make sure the property stays up to code and in compliance. In addition, Spring Mill Property Management does an annual inspection. We also attend every move out and move in appointment to thoroughly document the properties condition.

MAINTENANCE

No more calls in the middle of night or scrambling to find the right handyperson for the job! Spring Mill Property management instructs tenants to use the Rentec Direct portal to make work orders and/or contact our office via email or text. Our skilled team of handypersons, contractors, etc are professional, reasonably priced and dependable. We will take care of all maintenance items that arise, whether routine or emergency based. If you have a contractor that you love, we will use them if you choose.
